Our #1 goal in tenant selection is to find the most qualified individuals that we feel will take great care of your investment. We feel that this is one of the most important steps in managing a property.
Extensive Screening Process
National background check including sexual predator and terrorist watch lists, Eviction history, Income/Employment verification, Rental history verification.
Our compensation plan is very simple and does not include any nuisance fees that can be found with other companies. We have only 2 fees that are charged to our owners.
Tenant Placement/ Leasing Fee: Our tenant placement fee is equal to 50% of one full month of rent and is charged on time per tenant.
Management Fee: Our management fee is equal to 10% of the monthly rent and is only collected when the rent is paid. We do NOT charge additional fees for lease renewals, maintenance fees, account fees or any other “junk fees” that most other companies charge and can substantially affect your bottom line.
We understand the importance of being organized and the need to keep track of income vs. expense and we make it very easy with an online portal created just for you where we provide you with monthly owner statements along with any other reports that you would like. We provide each owner a 1099 form at the end of the tax year along with the supporting documents that will allow you to easily report your taxable income for your property.
Decrease Vacancy Time
We have a less than 1% vacancy rate because we do not wait for a tenant to vacate the property prior to re-advertising and showing the property so that we can eliminate the potential of vacancy and loss of rent.
No Risk Contract
We believe in our ability to manage your property and we back it with a “Cancel any time agreement.” If at any time you are dissatisfied or just have a change in plans, you are free to cancel our services without fee or penalty.
Multiple Property Discounts
We encourage our clients to build their rental portfolio and with qualifying properties, we will provide you with a discount for allowing us to manage multiple properties.
